Pass wind, valley heat, wide tract doors
Heat and wind set the pace across Riverside South. Banning and Beaumont sit at the mouth of the San Gorgonio Pass where wind runs hard through much of the year, and a door taking that kind of pressure works hinges loose, bows the top section and pushes track out of plumb. Farther south and west, Temecula, Murrieta, Menifee and Wildomar are largely tract housing from the last few decades with wide double doors and openers sized right at the edge of what they carry, while Hemet, San Jacinto, Perris and Nuevo hold older and more mixed housing where springs, cables and original hardware are usually what we end up replacing.
At the pass end, wind is what we work around, so bowed top sections and track out of plumb bring panel and track repair. In the newer tract housing further south, openers sized right at their limit are the common failure. The older communities run to springs, cables, and original hardware.
